Homeowner VerificationTM
With Homeowner VerificationTM from A-PLUS, you’ll know if the person to whom you’re issuing a homeowners policy is, in fact, the owner of the property.
Homeowner Verification uses two search methods — public records or credit history — to verify whether a given individual owns a certain property. Homeowner Verification helps underwriters improve their risk assessment and gives them more opportunities to offer clients rates based on more accurate information.
You can choose which search type works best for you, or you can sign up for both and use either at your discretion. If you do choose both, keep in mind that you must request a new search for each method.
How it works
Public-records search — The public-records option starts with a search of public records for an address. If the address search returns any records, the service then searches for a match on the individual’s name. Initially, the search will verify whether the individual holds the deed to a property. If the search returns a match, Homeowner Verification will issue a report. You can choose to receive a summarized report or a detailed report that includes property information such as:
- block/lot number and municipality
- construction type, including materials and additions
- dimensions of living space and acreage
- tax value and sale price/date

Credit history search — The credit history option looks for a name through a search of lending institutions. If the name search returns any records, the service then searches for a match on the address. Initially, the search will verify whether the individual holds a mortgage on the property. If the search returns a match, Homeowner Verification will issue a report. You can choose to receive a summarized report or a detailed report that includes credit information such as:
- bank name and account number
- date account opened
- payment pattern and number of times delinquent
- maximum credit approved
